Old paint factory anchors new Long Island City condo tower, with studios from $765,000
The 182-unit Paragon at Anable Basin is built around a 1930s paint factory, with one-bedrooms from $965,000 and three-bedrooms from $2.075 million.
Buyers can now sign contracts at Paragon, a 23-story condo tower at 45-40 Vernon Blvd. No other new condo building has gone up along the Long Island City shoreline in over 10 years. Studios start at $765,000.
Developer ZD Jasper is offering 182 homes, from studios up to penthouses. Among the units now available, one-bedrooms are listed from $965,000. Buyers who need more room will pay at least $1.5 million for two bedrooms, while the cheapest three-bedroom costs $2.075 million.
A Long Island City condo built on an old paint factory
The tower rises beside Anable Basin and absorbs the Paragon Paint Factory, which gives the project its name, into its base. The factory dates to the 1930s and had stood empty since its owner died in 2004. Archimaera designed the building with a staggered box pattern framed by copper-toned projections, a nod to the newer glass towers in the neighborhood. March and White Design handled the interiors.
Some units have double-height balconies, and floor-to-ceiling triple-paned windows face the skyline and the East River while blocking out noise and holding in heat. Kitchens come with marble counters and Bosch appliances, with Gaggenau packages in select penthouses. Most homes include TOTO Neorest automatic toilets.
Paragon amenities and nearby transit
Shared spaces include a pickleball court, a gym, a golf simulator and a karaoke room. Up top, residents get a planted roof deck equipped with grills, plus a sky lounge that offers seats both inside and out, all shaded by a solar canopy. Staff keep the lobby covered around the clock. Deliveries go to a package room that includes refrigerated storage, and the building also has an Amazon hub, a place to keep bikes and keyless entry.
A waterfront park and walkway beside the basin connect to the East River. Gantry Plaza State Park, the Pepsi-Cola sign and MoMA PS1 are nearby. Subway riders can catch the 7, E, M or G trains, and NYC Ferry service is also within easy reach.
